Our luxury cottage apartments are situated in a sunny garden with an Outdoor Hot Tub.

All apartments have a double bedroom and a comfortable lounge with open plan kitchen, dining table & chairs, a comfortable settee, flat screen TV with "Freeview" digital channels and a DVD player. Kitchens are fully equipped with a full size gas cooker, microwave, "George Foreman" health grill, kettle and toaster. A modern bathroom with close-coupled WC and thermostatic shower (note no bath) completes the apartment.

Damson Cottage & Foxglove Cottage also have patio doors opening onto the garden. Elderberry Cottage has a sunny porch with seating.

We also have caravans which sleep 2-4 adults in 2 bedrooms. "Gorse" caravans are a superior type with gas central heating and double glazing. Our standard "Hawthorn" caravans are modern wide (12ft) caravans with a gas fire and bedroom heaters. All caravans have a garden and patio. One well behaved pet is accepted in "Hawthorn" caravans.

All accommodation is Non Smoking.

Terms and conditions for rentals

Arrival and departure times
Your accommodation is normally available from 4pm on the day of your arrival once it has been cleaned and prepared for you. We are happy to welcome you at the Park earlier and when your accommodation is ready you may move in. In order for us to prepare for our next guests we do ask that you vacate your accommodation by 10am on your day of departure.

Late arrivals
If you expect to arrive after 7pm on the first day of your stay, please let the Park know so that we can make arrangements for you to collect your keys. Unless the Park is previously notified, you must claim your accommodation by 8 am on the day after your holiday was due to start, otherwise we will treat your booking as cancelled.

Adult holidays
The Park, the accommodation and facilities are intended for adult holidays. We are therefore sorry that we cannot accept any guests or visitors under the age of 18.

Prices
We reserve the right to increase prices only where there is an increase in Value Added Tax or any other tax applicable to your holiday.

Special requirements
If you have any other special requests regarding your holiday accommodation please advise us when making your booking and confirm your request in writing either by post or email including your telephone number in case of any query. We will endeavour to meet your requests; however this cannot be guaranteed and is not a condition of booking.

Guests with disabilities
We are happy to provide as much advice and information as possible to people with disabilities who wish to holiday at our Parks. It is important that you talk to our Manager before making the booking as not all accommodation is suitable for guests with disabilities and wheelchair access may be limited. Telephone us on 0845 009 1493. All requirements must be confirmed in writing or email. Special requests cannot be made a condition of your booking as they are always subject to availability.

Your Holiday Environment
Our Park is situated in a rural location, adjacent to a Site of Special Scientific Interest and Conservation Area. Because of this it is advisable to acquaint yourselves with your holiday environment as soon as you arrive. Walking over grassy and often undulating ground, or through wooded parkland may also be unfamiliar, and contain aspects of wildlife such as rabbit holes that you need to avoid. To preserve the rural nature of the Park and reduce light pollution, we limit the amount of outside lighting. So please take care when walking around the Park and remember that you are in an unfamiliar environment, particularly at night. It is always advisable to carry a pocket torch to assist you and to avoid any holiday accidents.

Please take care
Please treat the property, facilities and accommodation at your Park with respect and care so that other guests may continue to enjoy them. In the event that you notice damage to any facility or in your accommodation please report it to reception immediately so that we can take appropriate action. Accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found. Please leave the accommodation in the same condition as you found it, as you may be charged for any additional cleaning required. We have the right to enter accommodation under special circumstances or emergencies.

Dogs and other Pets
We regret that pets are not accepted in rented accommodation.

Use of your holiday home
Only those people listed on the booking can occupy your accommodation and use the facilities of the Park. If this legal requirement is not met, your booking will be terminated and you will be asked to leave, with no refund made. If you have any friends who wish to visit you while you are staying with us, please inform the Manager prior to their arrival.

Unreasonable behaviour
For the convenience of our guests, we reserve the right to terminate the party’s holiday without compensation, where the unreasonable behaviour of the persons in the holiday party might impair the enjoyment, comfort or health of other guests, our team members or staff.

Infectious diseases
Infectious or contagious diseases could easily be passed to other guests while on holiday. You must inform the Duty Manager should you contract any such illness while on holiday. In order to protect our guests and staff, anyone found to have such a condition may be confined or requested to leave the Park. Please note that in such circumstances we are unable to offer refunds and we therefore recommend you take out insurance.

Availability of facilities
The operation of our Park is subject to legislation and the guidelines laid down by the Health & Safety Executive and Local Authorities and their codes of practice.
We accordingly reserve the right to adjust our services in order to meet these standards. It is possible that in some circumstances accommodation or a facility may have to be temporarily withdrawn, due to maintenance, renovation, adverse weather conditions, changes in governmental legislation, or any other factor outside our control.
We reserve the right to make such alterations in the above circumstances without prior notice, and are unable to accept liability for the loss of an advertised facility, or to pay compensation for any inconvenience caused. Should changes occur, we will advise of these changes, where made prior to booking and will use reasonable endeavours to advise guests already booked of any changes made thereafter.

Leisure Facilities
There are specific rules regarding the use of the Leisure Suite, Sauna & Jacuzzi. These can be found in the “information pack” in your holiday accommodation. Entry into the Leisure Suite is deemed to indicate acceptance of these rules.

If you have a comment
If you are dissatisfied with any aspect of your holiday, please speak to any member of staff. We will do our best to help you immediately so that you can enjoy the rest of your stay. However, if you are still dissatisfied, you must then make an appointment to see the Manager and record your complaint with them. If you still feel that we have not dealt with your complaint satisfactorily, please write to the Park Manager within 28 days after the end of your holiday.

The Holiday Contract
These terms and conditions will apply to your booking. The person who books the holiday will be accepting the booking conditions on behalf of the holiday party. A contract between you and us will come into existence when we accept your booking and payment. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. We reserve the right to decline or terminate the booking of any guest(s) whose party make-up or behaviour interferes or may interfere with the general comfort of other guests. In this event no refunds will be made.

Changes to your Holiday by you
Bookings, once made, are not changeable.

Cancellation Plan
You can take out our optional cancellation plan by contacting us within 14 days of placing your booking. The cancellation plan will allow you to change your holiday date up to 8 weeks ahead for any reason, and within 8 weeks for medical reasons (illness of the guest, spouse, parent or child) and jury service (of the guest only) for an administration fee of £50 and any difference between the amount already paid and the full brochure price of the new break.

Payment
Full payment with booking is required.

Changes to your holiday during your stay
We try to limit changes to your holiday during your stay, however we cannot accept responsibility or compensation for circumstances such as *force majeure. *Force Majeure means circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government.

If we cancel your booking
We always endeavour not to change the date or cancel your booking, but in exceptional circumstances this may be necessary. We will inform you of the change of date or cancellation as soon as possible and give you the following options.

a. you may take alternative arrangements of equivalent or higher value.
b. you may take alternative arrangements of lower value and a refund of the difference.

c. you may cancel your holiday and receive a full refund of any money you have paid

If we make any alterations to your accommodation
We will always endeavour to provide the specific accommodation unit that you have booked, but in exceptional circumstances it may be necessary to offer you a lower grade of holiday accommodation. If this is not acceptable to you, we will give you the following options:

a. you may take alternative arrangements of equivalent or higher value

b. you may take alternative arrangements of lower value and a refund of the difference

c. you may cancel your holiday with a full refund of any money you have paid.

We shall always have the right to give you a higher grade of accommodation without further charge.

If you cancel your booking
As soon as you know you need to cancel your booking, telephone us on 0845 009 1493 confirm the cancellation in writing. The letter must be signed (where possible) by the person who made the booking. Bookings are non refundable but dates may be changed if you have purchased our Cancellation Plan. If you have not arrived by 10am on the morning after your break was due to commence or contacted the Park to confirm when you will arrive, we will assume that the break is cancelled and the total holiday cost will be forfeited.

Liability
We accept responsibility for those arrangements for your holiday that are within our control, but we cannot accept liability for any injury, loss or damage suffered by you or any member of your party, unless there was wilful default by us, our employees or agents; or death or personal injury was caused by the negligence of Chrysler Leisure Limited, our employees or agents.

No action can be taken in respect of any complaint not brought promptly to the attention of the Park Manager.

Where we incur a liability to a third party which is due to your actions, such as you leaving accommodation in a condition preventing it being able to be occupied by the next guest(s), we will expect you to bear the costs of that liability.

Data Protection The information you give us in connection with your booking is held securely on our computer system and dealt with in accordance with the Data Protection Act. By providing us with the information you are deemed to accept this and to have the consent of all members of your party to this. We keep this information to help us improve our service to you and to provide you with information about our holidays by e-mail and post.
We will not disclose this information to any person outside Chrysler Leisure Ltd, unless we are legally required to do so or for the purpose of crime prevention. We use CCTV cameras for crime prevention and safety reasons.

General
All bookings are subject to these Conditions of Booking.
